Located only 300 metres from the vibrant Edge Hill village, the client sought to subdivide the existing 405m2 parcel into two freehold residential lots, accommodating individual two-storey dwelling on each new title. Urban Sync was engaged to facilitate the town planning approvals for a combined Material Change of use and Reconfiguring a Lot application. Preliminary discussions with Council was completed and determined this combined application for a dual occupancy was the most suitable approach.
This infill development responds to the growing demand for high-quality, small-lot housing in inner suburban Cairns. While the proposal deviated from the typical lot sizing, we worked closely with Cairns Regional Council to demonstrate that the proposed design would maintain the character and amenity of the area.
The approval was successfully secured for both the subdivision and building design, enabling the client to proceed with a staged delivery of the project.
